The traditional method of project delivery is a sequential design-bid-build process that is typically delivered under a lump sum contract.
First, an architect/engineering firm designs the project and prepares the drawings and specifications that will be issued for pricing. Then, the owner selects a contractor via competitive bid or direct award. LEGO performs many of these projects for clients who have the time, experience, and resources required to obtain separate contracts for the architect/engineer and general contractor.
When performing as a general contractor, LEGO provides a proposal for construction services upon 100% completion of design drawings. We will execute and manage the project, and assume the risk of cost overruns based on clearly defined budget and scope parameters.
With the Construction Management project delivery method, we act as your agent to manage the construction process. As an extension of your staff, we assemble and competitively bid packages to subcontractors, and then manage project construction. With this method, LEGO is able to collaborate with the owner earlier in the process, which promotes effective project coordination right from the start. This early involvement helps us to provide our professional perspective and input during the planning and design phases, thereby allowing faster project delivery as well as more accurate cost control.
Our team will apply our knowledge of construction costs, schedule, and market trends to help ensure your project is executed within your budget, while adding value to your final product. On every project, we aim to return costs back to the owner in the form of Value Engineering. To do this, our team seeks innovative and alternative construction methods and materials that will result in quality enhancements, serviceability, and life cycle improvements. This project delivery method allows us the flexibility to offer a variety of contract types and fee structures, including guaranteed maximum price, percentage fee, and firm fixed price.
Design-Build project delivery is ideal for a project under tight schedule timelines because construction scheduling for the project can begin before the design is finalized. At the same time, bid time is reduced and potential construction issues that could occur in the field are typically uncovered and mitigated earlier in the process. To make the most of these schedule benefits, we recommend that owners entering into a Design-Build agreement have a well-defined scope and concept prior to selecting their Design-Build Team.
Our team will perform an in-depth review of all project requirements, taking into account the budget and schedule parameters, and then identify ways to reduce any potential for project escalation. Prior to construction, we will also identify ways to “fast track” the project if necessary and desired. Fast-tracking allows us to begin construction prior to final design completion, which shortens the overall construction schedule without sacrificing quality.
This method of project delivery includes one entity (design-builder) and a single contract with the owner to provide both architectural/engineering design services and construction.
